FACILITIES FORUM 2008: ENERGY MANAGEMENT CONSORTIUM STUDY

It’s important to understand energy usage, control energy costs, and plan the right strategic moves to improve long-term results.
By comparing results with others through benchmarking, companies can assess both costs and energy usage, and establish realistic targets for improvement.
In 2007, five companies shared detailed data from eighteen buildings at nine
major research / production sites. These firms discovered
different procurement costs, usage levels, equipment, controls, systems,
operational practices, etc. Most important, the project identified
major gaps in energy usage and costs, and potential savings opportunities.
This year’s EMC2 study
includes office buildings, as well as energy-intensive facilities
such as research laboratories, data centers, etc. Results will
be adjusted for factors such as space usage, local climate and fuel
costs. We’ll analyze cost drivers such as hours of use, temperature
ranges and air exchange rates. We’ll also address environmental
issues, to help you balance the broad range of factors that drive energy
usage, costs and emissions.

Project Management Study

Management is a critical function for most organizations in today’s
business climate. Many groups are addressing changing markets with new
facilities in new locations, while others attempt to keep up through major
renovations in existing physical plants. New perspectives and
initiatives such as “green design” also contribute to the increasing
complexity of capital planning and construction.
The best companies supplement tracking of their economic efforts with an
emphasis on performance. Comparing results with others through
benchmarking is one of the best ways to assess performance as well as cost,
and establish quantifiable, balanced targets for continuous improvement.
The purpose of this study is to compare Project Management among major
corporations in an objective, systematic way. Findings will help
participants assess their costs, evaluate their performance, and better
understand the metrics, methods and practices that “best performers” use
to achieve success.

Energy Management continues to challenge most corporations, as companies seek to control steadily rising costs.
Globalization of demand, new initiatives such as “green design,” and unexpected events such as Hurricane Katrina, all contribute to this increasingly complex aspect of business.
Some firms want go beyond basic cost comparisons, however. They’re seeking economic analysis supplemented with background data such as facility age, condition, types of space and equipment, business activities, hours of operation, climate, weather, etc.
This study compared Energy Management costs among major firms with energy-intensive facilities in an objective, systematic way.

Food Services Study

In addition to meeting a basic need for its workers, the company with high quality offerings may be seen as a preferred, people-focused employer.
By keeping its workers on-site, these firms can also enjoy the benefits of higher productivity and improved informal communication within the workforce.
The study compared food service cost and quality among major corporations.
Findings helped participants evaluate their overall performance and value, and determine whether changes should be considered in their own programs.

Our goal is for participants
to benefit from each other, by sharing meaningful cost and performance data.
In order to achieve maximum value for participants, we have focused on a few key principles:
• Results should be clear and reliable, utilizing data screening and validation methods to provide objective comparisons.
• Cost comparisons should be balanced with measures of effectiveness.
• Data should be masked to protect identities of participants, and to enhance candid sharing of information.
Companies have been identified as good benchmarking candidates in one or more “quadrants” of facilities services.
Guerin Associates provided comparative results from numerous other firms for the same
area(s).
