TOTAL FACILITY COSTS STUDY
STATUS:
OPEN (BY INVITATION)
Numerous Silicon Valley firms have participated in this
comprehensive annual benchmarking study of corporate real estate and
facilities management. Areas compared include lease costs, fixed
asset costs, facility operating costs, workplace costs, CRE & FM staffing
costs, etc.
Reports provide a clear picture of each firm's real
estate portfolio and facility operating costs
vis-à-vis peer organizations. Benchmarks include costs per square
foot, costs per person, space allocations, occupancy ratios, staffing levels
and similar factors.
Supplemental, high-level metrics are also
provided, such as operating expense ratios, capital investment ratios, utility
costs relative to energy-intensive space, etc.
ENERGY
MANAGEMENT CONSORTIUM
STATUS:
OPEN ENROLLMENT
It’s crucial to understand utility prices, control energy use, and make
strategic moves to improve long-term costs. By comparing results with
others through benchmarking, companies can assess energy usage and costs, and
implement realistic savings goals.
The EMC program includes office
buildings, and energy-intensive facilities such as research
laboratories, data centers, etc. Results are adjusted for space usage, local climate and fuel costs.
GA analyzes cost drivers such as
hours of use, temperature ranges and air exchange rates. We also address
environmental issues, to help clients balance the broad range of factors that
drive energy usage, costs and atmospheric emissions.
Five companies
initially shared detailed data from eighteen buildings at nine major research
and
production sites. Participants compared procurement costs,
usage levels, equipment, controls, systems and management practices.
Guerin Associates identified gaps in energy consumption and costs, including numerous savings opportunities.
CAPITAL PROJECT MANAGEMENT
STATUS: OPEN ENROLLMENT
Project Management is a critical function for most organizations in today’s
business climate. Many groups are addressing changing markets with new
facilities in new locations, while others attempt to keep up through major
renovations in existing physical plants. New perspectives and initiatives such
as “green design” also contribute to the increasing complexity of capital
planning and construction.
The best companies supplement tracking of
their economic efforts with an emphasis on performance. Comparing results with
others through benchmarking is one of the best ways to assess performance as
well as cost, and establish quantifiable, balanced targets for continuous
improvement.
The purpose of this program is to compare Project Management
among major corporations in an objective, systematic way. Findings help
participants assess their costs, evaluate their performance, and better
understand the metrics, methods and practices that “best performers” use to
achieve successful projects.
WORLD CLASS FACILITIES MANAGEMENT
STATUS: OPEN ENROLLMENT
Today's facilities managers must drive improvement to increase shareholder
value. Some focus on cost reduction, others balance costs with performance and
quality. Comparing data with others clarifies value, and establishes
quantifiable targets for improvement. This program compares numerous
detailed metrics in both costs and performance, helping enhance the value
proposition for facilities and related services. Areas in the Facilities Forum
program include:

Guerin Associates compiles, validates and analyzes data
from Facilities Forum clients, draws upon its experience in facilities, and
applies an objective, outside perspective in data analysis. Project reports
include detailed gap analysis, identifying potential cost savings and service
improvements.
BEST PRACTICES WORKSHOPS
STATUS: OPEN
The
purpose of GA's Best Practice Workshops is to share critical business
intelligence real time among key individuals. This is usually done in a
client's facilities, where peers gather in groups ranging from ten to
twenty-five persons, sharing knowledge directly with fellow professionals.
GA prepares, schedules and facilitates these sessions, focusing on three key
principles:
1. Data must be clear
and reliable, screened and validated for objective comparisons.
2. Cost comparisons must be balanced with measures of quality and
effectiveness. 3. Certain data
must be masked, to enhance candid sharing among attendees.
Best Practices Workshops
planned and facilitated by Guerin Associates:
World Class Facilities Services - Mount Olive, NJ
Strategic Facilities Management - Santa Clara, CA
Facility Integration: Mergers & Acquisitions - Santa Clara,
CA
Note: These sessions are typically hosted at the client's
headquarters, or similar facility.
